Pet Stain and Odour Removal in Waterloo

Pet odour that comes back on humid days was never removed in the first place. It was treated at the fibre while the problem sat in the underpad, and the first muggy week in June brought it back.

Two kinds of pet call come in from Waterloo. The first is a landlord or property manager who has lifted the furniture out of a rental at move-out and found that a tenant's unmentioned cat or dog has been using a bedroom corner for a year. The second is a homeowner in Lakeshore or Laurelwood whose own senior dog has started having accidents, or whose cat has chosen a spot. The chemistry is identical. Urine passes through the fibre and the backing and spreads out in the underpad to several times the size of the mark on top. As it dries it leaves salts behind, and those salts pull moisture out of humid air and release odour all over again, which is why the corner that seemed fine after a winter cleaning announces itself in the first muggy week of June.

The inspection decides the job

Before any product goes down, the room is checked with a UV light, which makes urine salts visible, and a moisture meter, which shows how far the contamination has spread and whether it has reached the pad. In a turnover clean this is done in every bedroom whether or not anyone has mentioned a pet. The findings put the job at one of three levels, and the price follows the level, not the number of spots you could see.

Level by level

  • In the fibre. Fresh or light contamination that has not gone through. An enzyme or oxidising product is applied, allowed to work, and extracted with the rest of the carpet. Complete.
  • Into the pad. The product is flooded through the carpet to the pad under the affected area and recovered with a sub-surface extraction tool that draws from below the backing, all from above without lifting anything. Good on moderate contamination.
  • Pad and subfloor. Heavy or long-standing contamination. The carpet is pulled back, the pad is cut out and replaced in that area, the subfloor is cleaned and sealed, and the carpet is re-laid and cleaned. This is the only treatment that works at this level, and it is said plainly rather than sold as a hope.

Odour and stain are not the same problem

Odour is bacteria and salts and is dealt with as above. A stain is a change to the dye in the fibre, and on the light carpet common in Waterloo rentals an old urine deposit can leave a yellowed patch that has effectively been bleached in. Fresh stains usually lift. Old ones that have altered the dye may lighten and not vanish, and that is said at the inspection rather than after the invoice.

The report, and what it is for

On rental work the inspection and treatment are written up with dated photographs: where contamination was found, how deep it went, what was done, and what, if anything, remains. The Landlord and Tenant Board's brochure says a tenant pays for damage that is not normal wear and tear, and whether a pet has soaked the underpad is exactly the kind of fact that question turns on. The report records facts. The Board decides what they mean. It is written so that either party can hand it over.

Everything that is not urine

Vomit, feces, muddy paws and the chewed-up houseplant all sit near the surface and are routine: a pre-treatment for the protein or the dye, agitation, extraction. The one thing that turns these into permanent marks is scrubbing them with a household product before anyone professional has looked. Blot it, cover it with a towel, and leave the bleach in the cupboard.

Frequently asked questions

Will the smell come back?

Not if the treatment reaches everywhere the urine did. Smells come back after fibre-only treatment on contamination that reached the pad. The inspection determines the depth and the treatment matches it.

Can you treat just the one spot?

Yes for the odour treatment itself. The surrounding carpet is usually cleaned at the same time so the treated area does not stand out as a clean patch, but that is your call and it is quoted that way.

Cat spray along the baseboard — is that different?

Cat urine is more concentrated and more persistent, and spraying along the wall runs under the baseboard into the tack strip. Treating it properly sometimes means pulling the carpet back from the wall in that spot, and in a rental that is noted in the report.
